Instructions to bid on HUD properties



Step 1) Create YOUR OWN bidder account by visiting www.HUDHomeStore.com, and clicking on register as "Bidder" in the upper-right hand corner.

Step 2) Complete the registration page to create your own bidder account. During this process, you will be asked for your broker's NAID#, so that your are associated with the correct brokerage. Please select "Selling/Listing Broker" for the NAID type, and use NAID# CLFRNI0541.

Step 3) Once you have created your account, you may login to it to bid on HUD properties.



IMPORTANT INFORMATION

1) It has been brought to our attention that the www.HUDHomeStore.com site DOES allow agents to place bids without creating their own bidder account, by simply clicking on a property and entering their broker's NAID#. PLEASE DO NOT DO THIS. If you do not create your own account, you will not be automatically informed by HUD if your offer is accepted, the notification will come to United Realty Group. Due to our high volume, we may not be able to inform you of your accepted bid in a timely manner, thereby resulting in your client potentially losing the property. This is why it is very important to create your own bidder account.

2) On most accepted HUD offers/bids, HUD requires the original purchase agreement to be signed by the broker and delivered to HUD within 48 hours of bid acceptance. In order to accomplish this task, here is our process:

Upon offer acceptance, please overnight the fully executed offer package to our office for broker signature, and write "ATTN: Broker signature on HUD offer" in the address area. Please include a pre-paid overnight delivery envelope in your package (FedEX is recommended), pre-addressed to the HUD delivery destination. Your offer package will be countersigned by the broker, placed in the pre-paid envelope you provide, and sent to HUD. When you send us the offer package, please notify us by phone or email so we can expect it.

3) HUD may have different offer and bid instructions for different HUD properties, and they are extremely particular that everything is done exactly as specified, or your bid will simply be rejected. Please ensure that you carefully read the bid instructions, accepted offer submission instructions, and all other information for the particular HUD property you are bidding on, to avoid losing the property due to a simple submission mistake.
